Victoria Real Estate Market Report

Overall: Market demand remained steady in July with 3.4 months of inventory compared to June. Sales volume was down 3.8% compared to last month but the supply ratio of listings vs. sales was steady. Sales were up 18% compared to July 2018. Average days on market for listings has crept up a little to 44 days (vs. 39) and sold listings also took a little longer with 29 days on market (vs. 27). This overall market snapshot does not truly reflect our market conditions: we are continuing to see an increase in demand and lack of supply of condos and a steady demand of detached homes under $1M. Demand for luxury condos and homes continues to falter and inventory is growing.

A lukewarm spring comes to an end for the Victoria Real Estate market

A total of 740 properties sold in the Victoria Real Estate Board region this June, 4.5 per cent more than the 708 properties sold in June 2018 but a 12.7 per cent decrease from May 2019. Sales of condominiums were down 6.1 per cent from June 2018 with 216 units sold. Sales of single family homes increased 10.4 per cent from June 2018 with 394 sold.

The Victoria real estate market’s return to balance not linear, but also not unexpected


November 1, 2018  A total of 598 properties sold in the Victoria Real Estate Board region this October, 9.9 per cent fewer than the 664 properties sold in October of last year, but a 12.2 per cent increase from September 2018. Sales of condominiums were down 15.5 per cent from last year in October with 180 units sold, but up 20.8 per cent when compared to September 2018. Sales of single family homes were down 14.7 per cent from 2017 with 289 sold this October, 1.4 per cent more than the previous month.

Victoria's Real Estate Market Simmers at the End of Summer

September 4, 2018  A total of 594 properties sold in the Victoria Real Estate Board region this August, 19.3 per cent fewer than the 736 properties sold in August of last year, and an 8.8 per cent decrease from July 2018.
