Metchosin is one of the West Shore municipalities of Langford, Colwood, View Royal and the Highlands, located to the west of Victoria. This region is known as the West Shore and stretches from Esquimalt Harbour to Rocky Point, along the shoreline of Juan de Fuca Strait.
A rural community of wide open spaces, pastoral countryside and bountiful farmland, Metchosin was first inhabited by Coast Salish peoples. Metchosin is crisscrossed by winding rural roads leading past cultivated acreages, small forests,  small farms and secluded seaside homes. 
Near the intersection of Happy Valley Rd and Metchosin Rd you’ll find a village that serves as the business center for this municipality. Metchosin has a fairly stable population of around 5,000 because the local municipality has limited urban style development by imposing a minimum one and two acre lot size bylaw to preserve the area’s rural lifestyle. 
Homes in Metchosin are mostly single family dwellings, although there has been considerable debate around the question of detached secondary suites. The neighborhoods of Metchosin are: Albert Head, Kangaroo, Metchosin South, Neild, Olympic View, Pedder Bay, Rocky Point and William Head.
People who desire to live the country life and still have easy access to big city amenities would enjoy living in Metchosin. Victoria is a quick commute and the business centres of Langford are even closer. If you need to get away the Victoria International Airport and BC Ferries are not far, but living here, you will probably not feel the urge to escape too often – Metchosin is an escape from the hustle and bustle of urban life!

Living in Metchosin

Geographically sprawling but thinly populated, the District of Metchosin boasts a gorgeous landscape including rocky highlands, rolling farmlands, and picturesque oceanfront.

Some neighborhoods have a community water system but many people rely on wells, and septic tanks and fields are used for waste disposal. Garbage pickup is by private contractor but the Capital Regional District does offer a blue box recycling service.

A short stretch of Metchosin Road which becomes William Head Road provides access to three parks – Albert Head Lagoon, Witty’s Lagoon and Devonian Regional Park – offering intimate glimpses of wildlife in a coastal setting. The natural ambience here is pastoral. Despite the absence of marshland, many of the migratory birds seen at Witty’s Lagoon Regional Park also use the other parks in Metchosin as a staging area, including sandpipers, turnstones and surfbirds, all of whom work the cobble beach for all it’s worth.

Despite a small population or maybe because of it, Metchosin is a supportive community and neighbours are friendly and willing to help each other out.
