James Bay has one of the most coveted locations in the city. Surrounded by water on three sides with the Victoria Harbour to the north and west, and the Strait of Juan de Fuca to the south. It is a high density neighbourhood and occupies the south side of the Inner Harbour close to downtown. James Bay's extensive waterfront is alive with activity including an array of industry, government and transportation facilities.
 
James Bay is known for its lively waterfront and charming Victorian houses and is the city’s oldest urban neighbourhood. A commercial area, named ‘James Bay Village’ is centred on the intersection of Menzies and Simcoe Streets and is the heart of the neighbourhood filled with local shops and services. James Bay is an extremely walkable and bike-able neighbourhood and acts as a hub for many community sporting events that use Dallas Road as a major portion of their routes.
 
James Bay’s total population is 11,000 with 57% being adults between the ages of 25-60 years. There is quite a diverse style of housing ranging from Century Victorian homes to newer Condominium Apartments and even enchanting float homes. If float homes are of interest to you, keep in mind that Fisherman’s Wharf Park is an active marina that is bustling with fishing vessels, kiosks and tourists. James Bay also has one of the most unique apartment buildings in the city here called the ‘James Bay Square Mall Building’ which is known for its large west facing decks.
 
Tourism plays a significant role in the economy as it is home to the Ogden Point cruise ship and HeliJet terminal as well the United States Ferry Terminals.  James Bay has much to offer tourists with its horse-drawn carriage rides, waterfront walkways, brightly painted float homes, manicured gardens and panoramic views of the Olympic Mountains.  Many of Victoria’s key attractions are located in the neighbourhood. A waterside path along Dallas Road leads to the Parliament Buildings, Royal BC Museum, Beacon Hill Park and Fisherman’s Wharf.
 
The neighbourhood takes its name from the shallow inlet James Bay that forms part of Victoria's Inner Harbour, named for James Douglas. A vibrant and diverse neighbourhood with both apartment towers and historic homes, James Bay is the bedroom community to the downtown core. The area is filled with architecture and historical attractions such as the Emily Carr House, Helmcken House and Orchard House.
 

Living in James Bay

There are a multitude of recreational activities available here with many tours and rentals at your fingertips. For a different perspective, you can rent a bike, kayak, canoe or ride on an electric scooter.
 
Perfectly suited to family life with an abundance of parks including Irving Park, Laurel Point, Holland Point, MacDonald, Thunderbird and South Park. Of course the most extensive green space borders the eastern region with Beacon Hill Park, full of picturesque gardens, free roaming Peacocks and comes complete with its own petting farm. The Mile 0 marker is a monument located on a large grassy field adjacent to Beacon Hill Park. It marks the start of the over 8,000 km of Trans-Canada Highway that spans the entire length of Canada. 
 
Aside from its plenitude of parks which is an attraction for young families, there are also a few local schools including James Bay Community School and South Park Family School. If gardening is your thing, there are two allotment gardens located on Montreal Street called the ‘Garden of All Sorts’ and the ‘Allotment Garden’.  You can also find weekly farmers markets from May through to September.
 
James Bay Village entrenches the walk-ability factor of the commercial area. It is home to some amazing coffee shops, books stores, thrift shops and eateries such as Floyd’s Diner, Heron Rock Bistro, The Bent Mast and Nourish Kitchen & Cafe just to name a few. For your extended family members, James Bay has a delightful long term care home that overlooks the Salish Sea. and there is also a primary urgent care centre nearby. 
Overall, this is a highly rated, hard to beat community that simply put has anything and everything to offer!

'Shoal Point'

Shoal Point is set on the inner harbour's southern arm and Sussex Place. The sizable residential project beside the Inner Harbour was undertaken by the innovative and now-deceased developer David Butterfield. The extraordinary architect was Paul Merrick.  Butterfield's vision was one thing, but his ability to bring those visions to life made him special. In 1997, Butterfield began working on his second Victoria harbour project which was Shoal Point at Fisherman's Wharf. He transformed the largely derelict location into a sought after residential address. The building is an environmentally advanced mixed use development and received several design awards. David was dealing with environmental sustainability before it was topical, simply because he cared about it. 

Shoal Point is a three phased strata title development at Fisherman’s Wharf in Victoria. The strata lots for this site include both residential and non-residential areas. It is a $110-million landmark residential and commercial development located on the harborfront of Victoria, British Columbia. The development is a successful blend of the sacred geometries with state-of-the-art materials and technology. Shoal Point features 161 residential units with 129 floor plans and 50,000 square feet of commercial space fronting on Fisherman's Wharf. The development totals 327,800 square feet making it the largest residential project in the city.

Shoal Point was named after the harbour waters that shoaled from the under rocks (i.e. shallowed), preventing deep-sea ships from entering the Inner Harbour. In 1883 a complex of wharves opened at Shoal Point. Over the years a bakery, flour mill, grain elevator, fish processing plant, rail ferry slip and a shipyard were all in operation in the Outer Wharves area. The farmlands of James Bay were subdivided and houses built throughout the area to accommodate the industrial workers, and their families. The land was purchased by the Government of Canada. Construction of a Regional Operations Centre, Pacific Region, by the Canadian Coast Guard was soon underway. From being a stepping off point for international ocean travel by people from Vancouver Island, the transfer point for imports and exports and a ship building industry in the middle decades of the 20th century, Shoal Point has become a headquarters for marine safety on our coast.   

Shoal Point boasts the most lavish integration of representational sculpture into the architecture of a Canadian condo tower. Its entrance ways, cornices, window surrounds, garden walkway lights, and even bathroom exhaust vents are encrusted with marine-themed concrete casts, each of them mass-produced from Victorian Derek Rowe's clay originals. The  building is softened by decoration and detailing and by its highly articulated roofline. Shoal Point climbs with terrace-work and greenery that soften the building’s significant volume. The architecture is considered to be Neo-Edwardian .  A large flat U-shape to catch the southwestern sun, shelters a finely-landscaped public garden. Behind the symbol-laden facade, there is much to admire, including innovations in energy-conserving rain screen masonry walls.
