This unit was completely renovated to the highest standard in 2014/2015 by James Joinery, a custom building company that restores many James Bay heritage homes in Victoria. 50 Songhees actually mimics the style of a typical Edwardian country home, the era when bay windows were first incorporated in private homes. The unit features a huge bay window which runs the entire width of the living room and provides water views that are greater than one hundred and eighty degrees.
The owners were true to the Edwardian style of the building in the finishing and materials used in the home— the solid walnut flooring, lighter wall colors and a mixture of dark wood tones with white baseboards and door trims is typical for the era, just after the heavier, more ornate Victorian period that proceeded it. The materials used in the bathroom are definitely timely, however, they could have easily outfitted a bathroom of that period.

Waterfront Penthouse
Flooring throughout all the living areas, bedrooms, kitchen, closets and laundry room is by Craft flooring - hand scraped wide plank engineered walnut hardwood with noise dampening cork underlay. This is a British Columbia company that produces high end hand finished hardwood flooring.
The flooring in both bathrooms is genuine Carrara marble basket weave
mosaic tile. Sealed premium stain resistant grout was used with all tile installations to ensure easy care.
The shower walls, counters and backsplash are solid Duncan marble.
The kitchen counters are solid Italian granite. The gas fireplace is new— with a remote controller and temperature and flame height control and Victoria-appropriate beach rocks and driftwood. It has a granite surround which matches the kitchen counter, and a custom solid oak mantle with corbels.
All hardware pieces in the unit are premium products from Victoria Specialty Hardware. The faucets and bathroom fixtures are by Hans Grohe and the bathroom sinks and toilets are by Khoeler. The kitchen sink is a double staggered depth sink by Franke. There is a garburator. The door hardware is antiqued Venetian bronze by Baldwin Brass— featuring the addition of period appropriate roses on all the door handles. All interior doors are specially sourced completely solid red oak doors, which were custom stained.
All cabinetry is custom by Victoria Millwork. All cabinetry is made from solid wood— the mahogany colored island and cabinetry is red oak, the white kitchen cabinetry is solid birch, and the inside of the cabinetry is birch as well.
In the bathrooms there is custom red oak cabinetry, with built in mirrored medicine cabinets.
The custom pantry has birch shelving and hardwood flooring. It stores the AV system for the home— with a 4 Home integrated system, and a remote control system means bulky components for the TV and stereo do not clutter the living areas. The home has built in speakers in the second bedroom and the living room, to provide a surround sound experience when watching television. The bedroom and living room have wired in power for easy installation of wall mounted televisions.
A stunning feature of the unit is the custom, hand made stained glass arched door leaving from the living room into the second bedroom/ den. It was a custom design by a local Victoria artisan
The walk in master closet has solid oak shelving. The master bedroom has a dressing area with a makeup desk with solid oak cabinetry, and marble counter. The dressing area has floor to ceiling solid oak wardrobes, with a variety of drawer units and shelving units. Inside two units are full length mirrors.
During the renovation the electric baseboard heating was replaced with a new electric system which is more compact, visually appealing and efficient at heating than the original system.
The kitchen appliances are all stainless steel, by Samsung. They feature a programmable ultra quiet dishwasher, a French door bottom freezer fridge and a programmable touch control integrated range which thanks to its slide-in, over counter design appears built-in. Above the range is a convection microwave with integrated high speed fan and light. There are four beveled glass front display cabinets in the kitchen. There is a hanging file system in one section of the kitchen cupboards, for easy storage of documentation or important files. The kitchen island features “hidden” extra storage for large seldom used serving pieces. A bulkhead feature was added above the kitchen island to delineate and highlight the kitchen area. The backsplash is glass tiling.
Unlike other units in the building with a limited number of light fixtures, it’s top floor location meant the owners were able to have pot lighting installed throughout the unit. The lights are appropriately zone controlled to maximize function and flexibility.
