Victoria Real Estate Market Starts the Year with Fewer Listings and Above Average Activity

February 1, 2017 - A total of 478 properties sold in the Victoria Real Estate Board region this January, 11.3 per cent fewer than the 539 properties sold in January last year.

Inventory levels edged lower, with 1,516 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of January 2017, 38.6 per cent fewer than the 2,471 active listings at the end of January 2016.

Last fall, we got a flurry of news in regards to Uber and its potential market in British Columbia. From Uber touting their confidence that BC will allow rideshare no problem, and in November, news that the Vancouver Council voted in favour of extending the moratorium on issuing new taxi licenses for another year. In lay terms? That meant no new taxis would be introduced until at least October 2017, making it impossible for Uber to break into the market. Fast forward to November, and we got a heads up that the fate of Uber might be revealed a little sooner than we thought. Meeting the press today, Clark referred to the difficulty first time home buyers experience saving up a down payment. While many first time home buyers qualify for a mortgage, they can't assemble funds required for their initial down payment.

Foreign Buyer Tax in Victoria? You may recall that late this summer the provincial government rolled out a 15% property transfer tax applicable on homes purchased by foreign buyers. The taxation area was limited to Metro Vancouver only, with the caveat that the government would have the ability to levy the tax on any other area in BC if they saw the need.

This week BC's Ministry of Finance released new foreign buyer data that revealed a month over month increase in foreign buyers into the Capital Regional District (CRD).

The increase in sales in October has brought new attention to the CRD and Minister of Finance Michael de Jong has said he is watching the upward trend closely.
